Who it's for and what success looks like

By the end of the programme, candidates should be able to approach a BMS installation with a drawing, points schedule and test equipment and begin working through the system in a structured and technically informed manner. The course is focused on practical BMS engineering rather than manufacturer-specific product training.

Entry requirements: [PLACEHOLDER: entry requirements / who should attend]. Candidates work with live electrical and electronic equipment and must follow the Academy's workshop safety procedures.

  • Explain what a Building Management System is
  • Identify the main building services typically connected to a BMS
  • Distinguish monitoring from control
  • Understand the relationship between the BMS and mechanical and electrical services

  • Explain the basic function of each component
  • Follow information and control commands through the BMS
  • Tell hardwired devices from networked devices

  • Recognise common point-to-point issues
Lesson notes in the online area →
Module 4

Inside a BMS Panel

Controllers, I/O modules, power supplies, terminals, relays, contactors, protection, Hand/Off/Auto, HMIs and wiring, and how each I/O type is routed through the panel.

You will be able to

  • Follow DI, DO, AI and AO circuits through the panel
  • Recognise common panel and termination issues
Lesson notes in the online area →
Module 5

Reading BMS Drawings

Using real control-panel drawing sets as a practical tool: legends, the panel/field demarcation line, terminal and relay references, cross-references and revisions.

You will be able to

  • Navigate a BMS panel drawing set and its legend
  • Recognise the panel/field demarcation line
  • Follow terminal, relay-pole and page cross-references
  • Trace inputs from the field into the BMS and outputs back out
  • Compare the drawing against the physical installation

Module 6

BMS Electrical Principles

The electrical knowledge needed to prove BMS circuits: safety and safe isolation, AC/DC, voltage, continuity, contacts, 24 V supplies, commons and references, 0–10 V, 4–20 mA and thermistors.

You will be able to

  • Apply electrical safety and safe-isolation principles
  • Measure voltage between the right two points
  • Understand commons, references and floating 24 V supplies
  • Measure 0–10 V, 4–20 mA and thermistor circuits correctly
  • Use a structured, measurement-led fault-finding approach

Day 2

Hardwired Pre-Commissioning

Apply Day 1 knowledge through circuit tracing, electrical testing, fault finding and practical hardwired point-to-point verification of BMS field devices.

Module 7

Circuit Tracing Practical

Using a BMS drawing to physically trace circuits between the panel and field devices on training equipment, comparing what the drawing says with what is installed.

You will be able to

  • Find a required point on the drawing
  • Trace the complete circuit through the drawing
  • Locate the I/O, relay pole, terminals, cable and field device
  • Verify the installation matches the drawing
  • Record the traced circuit
Lesson notes in the online area →
Module 8

Electrical Testing & Fault Finding Practical

Using a multimeter safely and systematically on real BMS circuits — 24 V AC/DC, continuity, volt-free contacts, relays, 0–10 V, thermistors — and locating faults in the panel, field wiring or device.

You will be able to

  • Set up and prove a multimeter for each measurement
  • Prove 24 V AC/DC supplies, contacts and relay circuits
  • Measure 0–10 V signals at the field and at the panel
  • Decide whether a fault is panel side or field side (half-split method)
  • Prove rectification, re-test and record
Lesson notes in the online area →
Module 9

Practical Field Device Point-to-Point Verification & Fault Diagnosis

Five practical stations — temperature sensors, analogue transmitters, digital inputs, modulating actuators and structured fault diagnosis — with individual assessment.

You will be able to

  • Identify the field device and BMS point from project information
  • Prove the device-to-point relationship before accuracy or operation
  • Verify temperature, analogue, digital and actuator signals
  • Distinguish signal scaling from measurement accuracy
  • Diagnose faults, restore equipment and record the outcome

Day 3

RS-485 / Modbus Pre-Commissioning

Configure, connect, prove and fault-find an RS-485 / Modbus RTU field network using issued project information and a structured pre-commissioning process.

Module 10

RS-485 & Modbus Network Pre-Commissioning

Configuring, connecting, proving and fault-finding Modbus RTU field devices on a live RS-485 training network, from a healthy network to deliberately introduced network faults.

You will be able to

  • Explain the purpose and physical arrangement of an RS-485 network
  • Configure devices with issued slave addresses and communication settings
  • Confirm end-of-line termination and reference conductor requirements
  • Carry out networked-device point-to-point verification
  • Recognise and fault-find common RS-485 / Modbus faults
Lesson notes in the online area →
Day 4

Assessment, Records & Close-Out

Complete the final practical competency assessment and produce clear commissioning records, defect reports and blocker records suitable for project handover.

Final assessmentPractical

Final Practical Pre-Commissioning Competency Assessment

Demonstrate the practical pre-commissioning methods developed during the course: work from issued information, select appropriate tests, prove the installation and restore all equipment after testing.

What you will be assessed on

  • Reading drawings and locating the correct field device, point, module and channel
  • Safe electrical verification of BMS circuits
  • Hardwired point-to-point verification
  • Structured diagnosis of realistic field faults
  • RS-485 / Modbus device setup and physical network pre-commissioning
  • Restoring circuits, devices, overrides and network conditions after testing
  • Explaining what has and has not been proven
  • Producing accurate commissioning evidence and identifying defects/blockers

Assessment stages

StageTaskWhat you must demonstrate
1Drawings & Electrical VerificationTrace the allocated circuit, state expected results, test safely and prove the correct circuit/device.
2Hardwired P2P & Fault DiagnosisProve allocated points and diagnose concealed faults using a structured method.
3RS-485 / Modbus NetworkUse issued network information, prove device association and diagnose the prepared network condition.

Criteria are recorded as Competent (C) or Further Evidence Required (FER). The assessment confirms that you can apply a repeatable, safe and evidence-based pre-commissioning method — not simply find a fault quickly.

Module 11

BMS Commissioning Records, Defect Reporting & Blocker Management

Completing commissioning records from the Equipment Schedule and Points Schedule, recording defects and blockers, and knowing when a point can legitimately be signed off.

You will be able to

  • Interpret an Equipment Schedule and locate BMS points
  • Record point-to-point verification accurately
  • Distinguish commissioning defects from blockers
  • Distinguish point-to-point verification from functional commissioning
